# Publish your listing

> How to publish your room step by step: photos, area, living preferences, invisible mode, and what it costs (the first one is free).

## Before you start

Go to app.tegaria.com with the lessor role. The same account works for renting out and for searching: switch roles whenever you want.

## Step by step

1. **Choose the rental type**: "Rent Entire Property", "Rent Room" or "Room rental - Collaborative" — a room at a reduced price in exchange for the tenant dedicating hours to help around the house (care, lessons, cleaning…); if you ask for collaboration, lower the price in proportion. Careful: the type **cannot be changed** after the first publication; to change it, archive the listing and create a new one.
2. Describe the room and upload the photos. Under the location section, type the address and **pick it from the suggestions list** that appears as you type. Your exact address is never shown: candidates see an approximate area.
3. **Fill in every property feature**: candidates filter by them — every empty box costs you appearances.
4. Define your tenant with the living preferences. Each criterion (age, work situation, profession…) can be marked "Must have", left neutral or used to rule out, and the system will only show you candidates who fit.
5. If you want full control, turn on "Invisible mode: Requires me to see the candidate's profile first and \"like\" it". With it, your listing is only visible to candidates you've said yes to.
6. Tap "Publish listing".

## If it won't let you save

- Missing required fields are marked **in red** ("This field is required"): go through the form until you find them.
- **The address**: typing it is not enough — you must **pick it from the suggestions list**. If the location error appears ("Debes seleccionar una ubicación válida.", i.e. you must select a valid location), tap your address on that list and the error goes away.

## What it costs

Your **first listing is free** and keeps that pass forever. Further ones cost €15 for 3 months of publication — the button says it as is ("Publish listing — €15") — and are paid with your wallet balance. ## Your listing is never lost

If you reach the payment without enough balance, the listing is **saved** with the "Unpublished" tag: nothing you wrote is lost. The app takes you to top up and, once the payment is confirmed, it publishes itself — you'll see "Payment received: publishing…".

## After publishing

- Candidates compatible with your listing appear under it. If there are none yet, that's normal: they appear when someone publishes a compatible search, and we'll notify you. More in [Why you see no results or candidates](https://tegaria.com/en/help/why-no-results-yet).
- For the free listing, every 3 months the app will ask you to "Reactivate for free": one tap and it stays visible, at no cost.
- To answer a like or chat you'll need a [verified identity](https://tegaria.com/en/help/verify-your-identity); to publish a **second** listing, too.
